Reservations:

We pre-lease apartments using a system that allows prospective residents to reserve an apartment for a future lease and still retain the option to cancel by a certain date.

To reserve an apartment, each prospective resident must complete the application and pay the nonrefundable application fee of $20. After the application has been approved, the full deposit must be paid to confirm the reservation.

Any reservation may be canceled on or before the appropriate date with a full refund of the pre-paid deposit. All cancellations must be made in writing. For any reservation canceled after the appropriate date, a re-letting fee will be deducted from the deposit refund.

Prohibited Conduct:
All apartments are non-smoking.

Utilities:
Prospect Plaza charges basic utilities, heat, electricity and water to each apartment on a flat monthly rate. This rate does not change during the term of the lease agreement. There are no applications or deposits required for utility and television service. The day you arrive to move-in your utilities will be on and ready to be used. Trash service is included in the monthly rent charge.

Air conditioning is not available in the garden level apartments.

Telephone, Television & Internet Service:
Residents are responsible for their own telephone and television service. These services may be purchased from any outside provider. There are telephone and television connections in the living rooms and bedrooms of each apartment. Prospect Plaza provides wireless Internet service to each apartment. The speed and availability of this service is subject to overall usage levels.

Pet Policy:
We do not accept animals, however with written approval residents may have birds (limit two) or aquariums containing less than 25 gallons of water.

Move Out Charges:
There is a standard fee deducted from the security deposit at lease end for carpet cleaning.
